Parkhurst Homes Inc. has been building dream homes for Oxford and Lake Orion residents now for 48 years.
The company, located at 1540 S. Lapeer Rd., sells a full line of quality manufactured homes for land lease communities or private properties, and an extensive selection of modular homes at affordable prices.
Opened in 1955 by Joseph and Lewis Yezbick, the company is still family owned and has become an area staple for residents looking to have a high standard of living at a cost-effective price.
President Sharon Crowe said Parkhurst sells a wide range of homes – from previously owned manufactured in a land lease community for under $20,000 to brand new models around $80,000. Full modular home packages, including items such as a basement and sewage systems, start from $100,000.
The homes can be as large as 2,500 square feet in a community, or an unlimited size on private property. Style choices are endless and include options such as single-wides, ranches, bi-levels and two-stories.
Parkhurst sells homes made by Redman, which is a division of Champion Homes, Active, Palm Harbor and Marlette.
Crowe said that those interested in purchasing a home couldn’t have picked a better time. Several new modular home styles will be going on display shortly and incentives on manufactured homes are at an all time high.
‘It’s an excellent time to buy a manufactured home in a land lease community,? said Crowe, ‘because right now some developers are offering up to $5,000 in rebates, which is a good amount off the home.?
In fact, Crowe said individuals could purchase a new home in a land lease community for as low as $750 a month including the land rent.
‘This could sometimes be half as much as purchasing a stick-built home,? she added. ‘You get a nice life-style with all the amenities of home ownership, but without breaking the bank in payments and maintenance.?
In addition to selling the homes, Parkhurst’s knowledgable staff can also help customers to finance or qualify for financing for their new home.
‘Often the people decide where they want to live, and then they come to us and we put them in the type of home they want to go into,? said Crowe.
There are differences between manufactured, modular and stick built homes.
Manufactured homes can be, but do not have to be, placed on a basement and foundation, while modular homes must be on a foundation.
However, don’t think for a moment that modular or manufactured homes are cheaply made. The only difference between a prefabricated home and a stick-built is that modular and manufactured homes are built in a controlled environment.
‘It’s actually a better built home,? said Crowe. ‘The wood is not sitting outside being exposed to the elements and such. Plus, the manufacturers follow the same building codes as for a stick built home. In fact, modular homes have 30 percent more lumber than stick built homes.?
Crowe added that prefabricated homes also have some benefits over stick built such as being stronger in construction, containing more insulation, being produced more cost effectively and requiring less maintenance overall.
‘They also have what I call ‘dual building? which means while your basement or foundation is being built, your home is also being built in the factory,? said Crowe. ‘That cuts down on the construction draw loan which can go for 10 to 12 months on a stick built home.?
