Trustees rezone vacant land for possible 100,000 sq. ft. manufacturing site

At a special meeting June 22 township trustees approved the rezoning of about 25 acres north of Dutton Rd. for a nearly 100,000 square ft. manufacturing facility.
The property, located on a vacant parcel east of Culvers and SpringHill Suites, was approved for rezoning from Limited Industrial-1 to Industrial Park.
Rezoning to IP was required to allow a manufacturing development at this site.
NorthPoint Development of Riverside, Mo., is the applicant, and has indicated the possibility of developing a manufacturing site related to automobiles.
Trustees approved the first and second reading of the Dutton Rd. rezoning, and adopted a map amendment to allow for the change. More details regarding the manufacturing site will be required during site plan review with the Planning Commission,which NorthPoint has yet to process.
Once the commission approves the site plan, NorthPoint will have the green light to begin the development.
Industrial Park permits warehousing and wholesale establishments and storage and transfer facilities not to be used as an accessory to an adjoining retail facility or for waste disposal; the manufacturing, compounding, packaging or processing of certain goods such as bakery goods, cosmetics or merchandise among other manufacturing products; building material sales; printing plants; tool and die shops and gauge and machine shops; along with other uses according to Orion Township Ordinance 18.01.
While NorthPoint specified the purpose for a manufacturing facility in their conceptual draft, trustees and commissioners must be prepared to analyze all allowed uses per the ordinance.’M. Peters
